What do I need to start a project?

There are a number of documents that we require to begin a project properly. 

For projects in Texas, the following items are needed:

    • Contact information
      • Client name and business name
      • Client mailing address
      • Client phone and email address
    • Address of property
    • Title Commitment, Schedule B
    • Existing Conditions/ Topographical Survey
    • Power Line Profile*
    • Soil Report, 2-3 borings
    • Preliminary Plat**

For projects outside of Texas, the following items are needed:

How many lots can fit on my site?

This greatly depends on how large your site is as well as local restrictions and easements. We can create a preliminary Land Plan to estimate a lot count but the final number of lots may fluctuate from the preliminary number.

What is the general time frame for my project to be permit-ready (In Houston)?

Keep in mind that project size, how quickly we receive client and project information, and other unforeseen factors may impact the time frame for a permit-ready project. That being said, below is a brief and general breakdown of an ideal timeline.

After the project is sent to permit, we may need to address city comments that will extend the timeline but, overall, the process takes between three and four months.

What is the general time frame for my project to be permit-ready (Outside Houston)?

Because we don’t track projects outside of our jurisdiction, it is best to check with your city for a project timeline.

Timeframe for online orders?

For out-of-Texas online orders, stock plan PDFs can be delivered 72 hours after the receipt of client information.

This information includes:

Stock plans do not come with lot fits. If a lot fit is needed, we will need a survey.

Estimated building costs?

While we don’t estimate building costs, we can supply a bid set after plan purchase that can be used to estimate.

Where can I use your product?

Our product is highly versatile and can be built anywhere in the world. We are equipped to adapt to the specific building codes and regulations of any region, ensuring full compliance no matter where your project is located. Additionally, we offer seamless conversion of measurements from the imperial system to metric, based on your preference or local standards. This flexibility makes our product suitable for international use.

How many modifications can I have on a plan?

The possibilities are endless! The best way to understand our process and what we can do is to schedule a meeting if you are just getting started in the industry. We can take a stock plan and make a few elevation updates to make it look like a whole new plan, or we can completely redesign it to suit your needs.

What is your process?

Initial Client Meeting– Our first meeting is all about you! We want to hear your vision for the project. We’ll talk about your goals, your style preferences, your timeline, and your budget. This meeting is where we gather all the details that will guide us throughout the process.

Creating Scope of Work and Proposal– After our initial discussions, we’ll create a detailed scope of work. This document outlines the services we’ll provide and the expected deliverables. We’ll also send you a formal proposal for the project.

Signing the Contract– The process officially begins once the contract is signed and the deposit is paid. This ensures your project is on our productio schedule.

Gathering Project Documents/ Requirements– Once we understand your vision, we collect all necessary documents to get started. This includes surveys, deed restrictions, and title commitments. Dont worry if you don’t have all of the required documents, we will guide you through the process of obtaining them. The project will not go past the preliminary stage until all documents are received.

Research and Feasibility Study– We check for any site-specific challenges like flood zones, easements, and deed restrictions to confirm that the project is feasible. If any special permits or approvals are needed, we’ll advise you on the next steps.

Design and Production Phase– We assign tasks to our designers, coordinate the production of preliminary architectural plans, and keep you updated along the way. We also maintain a project timeline to make sure everything stays on track.

Client Approval of Design– We’ll work closely with you to finalize the design. After your approval, we prepare the plans to be sent out for quotes from engineers and other consultants.

Quotes from Engineering and Other Consultants– We’ll send the approved architectural plans to various engineers to get quotes for the required services. However, you, as the client, will be responsible for selecting the engineer that best fits your needs. We don’t receive the quotes or handle any budget matters—this part of the process is entirely in your hands. We’re here to guide you but not to manage the financial aspects of this phase.

Cross-checking Architectural Plans with Structural Engineering– We are not structural engineers. However, we meticulously review the plans to make sure there are no conflicts between the architectural and structural drawings. This step minimizes confusion during construction.

Checking and Approving the Plat Before Recordation– We review the plat — the document that shows the property boundaries and lot lines — to ensure everything is correct. If any lot lines need adjusting, we’ll take care of it before it’s submitted to the city for recordation.

Creating the Permit Set and Submitting to the City– We compile the architectural, structural, and any other necessary documents into a dropbox for permit submittal. We organize everything to meet city guidelines and then we send it to your permit runner who will submit the set to the City of Houston (or your local jurisdiction). From there, we coordinate with the permit runner to address comments. If you do not already have a permit runner and you are in Houston, we can also get you quotes from the 2 we recommend.

Ongoing Coordination and Follow-Up– After we submit the permit set, there may be some back-and-forth with the city. We’ll handle any revisions they request and keep you updated along the way.

By managing each step of the process, we ensure your project progresses smoothly—from concept to construction. We handle the details so you can focus on the big picture, ensuring you’re fully informed and involved as much (or as little) as you’d like.

Multiple use discount?

The discount offered for building the same plan multiple times in one project depends on how many plans are being purchased as well as how many times each plan is being used. What is the difference between a land plan and a site plan?

Land plans are preliminary until the platting phase. Often, they are not created with a Survey and they are used to get a rough estimate of how many units can fit or to see if a lot is feasible at all.

After production starts, land plans become site plans. They are finalized with a Survey and include all the information necessary for a city submittal.

How do I find a home plan that fits my needs?

What is included in a permit set?

At the completion of your project, you will receive one 34×22 inch PDF permit set per plan in your project. This includes:

  • Architectural set:
    • Floorplans
    • External elevations
    • Sections- interior floor height
    • Millwork- cabinetry, fireplace, other built-ins
    • Electrical plans- general, not detailed
    • Foundation outline
    • Roof plan
    • General detail sheet- includes IRC notes
  • Res Check*
  • Structural Engineering*
  • Drainage*
  • Soil Report*
  • Survey*
  • Address Map*
  • Plat*

Please note that we don’t provide HVAC, plumbing, detailed mechanical plans, or window/door schedules.

How is square footage calculated?

Our plans have multiple square footage totals. “Total living” square footage includes all areas with air conditioned space and the walls that enclose those areas. Spaces that say “open to above/below” are not part of the calculation and stairs are not included on the top floor.

“Total covered” square footage includes anything covered by a roof. Keep in mind that pergolas don’t necessarily count as a roof so some roof decks are not included in the total covered square footage.

What is your return/exchange policy?

There are no returns or exchanges.

After purchase, how many times can I build a plan?

Each purchase is for one build of a plan. It is illegal to reproduce, copy, or build a plan multiple times without paying our repeat fee.

Does this plan have photos I can look at?

If a plan does have photos, they will be posted on the product page for easy access.

Can I show a plan to a local architect to redraw?

No. Our plans are copyright protected and it is illegal and unethical to redraw or redistribute them.
