Customizing a Stock Home Plan


 

If you want to customize a stock home plan, there are two ways to go about it.  You can have our design team change it for you, or you can buy the plans and have another local designer make the changes.  

                           

In many cases, going to a designer located near you will be more cost effective, due to their knowledge of local codes.  We can refer you to the right organization through our network of partners in the American Institute of Building Design.

 

If you choose to have our team customize your stock home plan, there is a process to follow to make the changes efficiently, accurately, and finalized in a timely manner.

 

First, we recommend that you locate a lot in advance prior to purchasing a plan for your home.  The size, condition, and restrictions on a lot do have an impact on the type of home that can be built on it.  Knowing these details up front will let us know if there are any obstacles we need to work around when we customize your stock home plan.

 

Next, find a floor plan that is already very close to your expectations.  There are thousands of floor plans in stock that you can choose from.  The process will go much faster and encounter fewer complications if we are customizing a stock home plan that is already close to what you are looking for.  

There is a search feature on our website that allows you to look for plans according to parameters you specify.  Members of our team can also help you locate plans if you provide us with a very detailed wish list detailing the type of house you want.

There are two scales we use to calculate rates for customizing a stock home plan. 

Fees for changes in elevation and interior style are calculated by an hourly rate. 

For changes to square footage, rates are calculated by a variable rate per square foot; depending on the degree the floor plan is altered.

 

The following scale summarizes the three types of customization we offer: 

 

Type 1: This level of customization involves basic changes to elevations and minor changes to interior design details. 

Fees are calculated as hours worked in addition to stock base plan or $.75 cents to $.95 cents per square foot if interior walls are moved.

 

Changes are complete within 30 days from date of request.

 

Type 2: This level of customization involves changing elevation and minor interior floor plan change

Fees are based on $.95 to $1.25 per square foot

 

Changes are complete within 60 days of request.

 

Type 3: This level of customization involves major floor plan changes such as moving moved outside walls. 

Fees range from $1.10 to $1.50 per square foot.

 

Changes are complete within 90 days of request.

 

We can readily see that the most time-saving, and money-saving, path to take is to customize a stock home plan that is already so close enough to your wish list that no alterations in square footage are necessary.  Taking the time to locate that near-ideal plan makes the entire process easier and sees to it that you move comfortably into your new home sooner rather than later
