Most of our luxury beach houses are planned as three-story structures, with the garage conveniently located on the ground level.

On either side of the kitchen and dining area, beach home plans typically feature a family room on one side and a living room on the other. 

This provides your family with a separate entertainment area just for the kids and visiting close relatives.  The separate living room allows you to create more of a public space on the other side of the dining area that allows you to entertain neighbors, friends, and business partners in a totally separate environment.  Both living rooms and family rooms have their own respective balconies, so regardless of the type of gathering you are hosting, you can always take the party outside for a seaside view of the ocean.
